Stayed for 3 days and 2 nights. The unit is suitable for two couples, a small family, or a group of four. The location is near town, which is very convenient. The owner is easy to communicate with. There is no deposit required upon check-in, and the check-in process is simple—just follow the given instructions. Check-out is also easy; just leave the key in the mailbox.
The unit has 2 bedrooms, 1 bathroom, a small living room with a TV, and a small kitchen. A refrigerator is provided. The water heater works well, and there are 3 air conditioners. The TV has Netflix available, but you need to use your own account. The lift is fast and not crowded.
For reference:
Parking is paid parking — approximately RM3 for the first 2 hours, then RM1 for subsequent hours, up to a maximum of RM15 per day.
There is no washing machine in the unit, but a laundry is available on the ground floor.
Guests have access to the swimming pool.
For Muslim guests: no sejadah (prayer mat) is provided, so please bring your own.

Hyatt Centric Kota Kinabalu is probably the best place to stay in the entire city, not just for the rooms, but for everything else as well. The hotel is modern, very clean, and the service attitude from every single staff member is outstanding, from check-in to housekeeping to restaurant and bar teams.
The pool and views on the 23rd floor are amazing, and the gym, while slightly small, has a really nice mountain view. Breakfast offers a great variety, and à la carte options are included at no extra cost, which is a big plus. The bar is excellent, especially during happy hour with buy-one-get-one-free deals on selected drinks. Honestly, the hotel was so comfortable that we barely wanted to leave, even just for a walk outside.
Special thanks to Natalie at check-in, who was incredibly friendly, patient, and welcoming. She even upgraded us from a city-view room to a mountain-view room, which made the stay even more special. At the bar, Alvin was tirelessly explaining the menu and drinks to us, and Yus always greeted us with a warm smile and provided great service, they truly made the experience memorable.
If I ever come back to Kota Kinabalu, this would 100% be my place to stay again.
Great sea view from my room especially for the sunset. The swimming pool and coffee/tea from the lobby are also good . The staff at the lobby always help opening doors and luggage. Great location to walk to Gaya street, beach and Suria mall.
You will be surprise the moment you enter into the Ritz Residence apartment unit. The room inside the unit is luxury decor and equipped (Astro and Dyson hair dryer). No doubt is small but enough for two. If you have big bags you may face slight problem then you have to take whatever you want out and put the bag aside. Love the comfy bed and the strong water pressure for a good shower. Location is good, quiet and you can get everything you want or eat (wide selection of restaurant)below at Imago Mall. Free flow of water, soft drinks and amenities is a plus thing. Surprise they provide rain coat, handphone waterproof bag for island hopping and parfume for you to use too. Keep it up and thank you management for the superb services and hospitality. Will be back again if happen to be in KK. Strongly recommended.
The honest review about this homestay is superb! We stayed here only 1 night and this homestay can accommodate up to 12 pax (adult + kids). The owner really helpful and answer all my questions during check in. This homestay facing with the spectacular view (golf resort & beach). Located above the Imago shopping mall, easy to find food too. Near to the homestay (around 1KM), we can buy souvenirs at Pasar Filipina (Anjung Kinabalu) and also eat seafood at Anjung Senja. I would like recommend this homestay to the others who will travel to Kota Kinabalu.

Kids club is small with musky odour.
Bedroom is ok but toilet needs refurbishment.
