I was looking for an affordable option for the overwater bungalow last minute in semporna. Sand bay had few reviews but is almost brand new. For the price it was all brand new stuff in the room and facilities. I wish there was more coral in their little cove but I liked the paddle board for activities. They also have 5 cats that are well loved and cared for (not stray cats). The food and service was great. Best food in sabah! Everyone is friendly and welcoming and they do a good job to provide service for a pleasant stay.

I really enjoyed my stay at Borneo Beach Villa & Suite. The place has such a relaxing vibe, and waking up to the beautiful sea view made the stay even more special. I loved how peaceful it was, making it a nice place to unwind and take a break from the daily routine. The room was comfortable, and the surroundings were lovely. Overall, it was a pleasant experience, and I’m glad I got to stay here. Would definitely love to come back again! 😊

Overall, the hotel is good, especially because of its convenient location near a shopping mall, making it easy to purchase daily necessities and other items. The breakfast café is spacious and offers a wide variety of food choices. However, there are a few areas that could be improved. While the breakfast selection is extensive, the taste of the food was somewhat disappointing and could be enhanced. In addition, the cleanliness of the room needs more attention. The floor felt dusty, as if it had not been properly swept or vacuumed. Guests who are not comfortable wearing the hotel slippers may notice the dust more easily. With improvements to room cleanliness and food quality, the overall guest experience would be much better.

Hotel rooms are quite old. aircon was not working very well. location is perfect as there are many restaurants and convenient shops nearby. it is also very near to the jetty for ferries to islands hopping.

The room is good because it has a sliding door to separate space and beautiful sea view. But I noticed an unpleasant smell from the main bedroom maybe because of the laundry hole. Should fix it with odour remover or cover the hole thoroughly. But anyway it worth the money.

Room filtered water has an unpleasant odor. Sutera Avenue lack of management maintenance, parking basement is dirty and dark, corridor amd lift also dirty.

Upon arrival we faced a few challenges with the room, but that was promptly resolved. The setting is just gorgeous, the amenities are just enough. Considering the difficulty in maintaining such a unique and remote place we were not upset when there was no hot water. A cold shower was just fine. The food is quite filling, and as most people stay here for just one night, if you stay more it does get quite repetitive. The pool is salt water, same temperature as the sea, nice and warm. The steps down to the ocean are just a dream, and sunbathing on the net feels like you are on a catamaran in the middle of the ocean with the gentle waves crashing. The resort provided life jackets and snorkels, we spent most time in the water snorkeling, nearby corals are filled with colourful fish. The resort also provided a variety of water activities such as canoo and board. What we were disappointed with was that there was no tea of coffee in the morning, they advised they had run out, and we found that difficult to cope with as there isn't anywhere you can buy. Drinks are paid seoeratily, they only provide a fruit squash. Apart from that the staff were always helpful and smiling, in th evening there's also some entertainment with karaoke and dancing. We saw a little fireworks display which made our night even more special. I would definitely stay here again, overall it was a wonderful experience spending time here, is just little things they could improve.
