Apartment is great and spacious!! It's a little further away from the shops but just a short drive away.
Balcony is super great for stargazing late at night!!
Clean and comfortable hotel in a wonderful location, a short and pleasant walk to many of the Adelaide centre's main sights including Rundle mall, the university, and the art gallery, and a short and quite direct ride by public transport to everything else including the airport and Glenelg beach. Super friendly and helpful staff, great bed, nice TV, clean bathroom, cool views! Thank you ibis adelaide
Highly recommended! I had a wonderful stay at the Intercontinental.
The staff's exceptional responsiveness and attentiveness truly stood out. While things may not always go perfectly, they addressed my concerns quickly and made me feel genuinely welcomed - just like being at home.
A special thanks to Jenny at the front office who thoughtfully arranged a room with a view of the riverside fireworks (a delightful surprise I wasn’t expecting). From check-in at the front desk to luggage delivery and even proactive messages letting me know I could reach out anytime, the entire team (Divya, Kenneth, Kimberly, Kendra) was consistently attentive and responsive.
Though I only booked the basic room type, it was surprisingly spacious with a comfortable sofa and a convenient desk. The bathroom included both a tub and a shower.
I truly appreciated the generous space and excellent service. Everything was too good! It was really great value for money. You simply cannot find a competitor in the city at the same price that offers such an outstanding level of service, space and amenities.
Their dedication allowed me to relax and enjoy my stay with peace of mind. I would love to return! :) which I actually did extend my stay for a week ***
Room was clean and still spacious after we asked for a fold-out bed for our 8-year-old. Great service - we were given some cables to connect our phone to our rental car as we forgot to pack them. The only thing is we were not provided with extra sheets for the foldout bed so our 8-year-old lay directly on it. We were given extra pillows but no extra blanket for the foldout bed, so we covered our child with the thin bed runner which was on our bed as a blanket, but he woke up cold in the middle of the night and crawled into our bed.
The Terrace Hotel in Adelaide was in our opinion, a Three Star Hotel. Shower over the bath is not suitable for eighty year olds as you could fall very easily. The room had a reasonable size balcony with no furniture at all to encourage you to use it. There was only one chair in the room for a possible four people and reception could not help in getting a second chair.
The room could certainly do with an upgrade, especially painting of doors etc. Small amount of mould over the bath/shower. On the better side, the room was a good size and the beds reasonably comfortable. Breakfast was of a good standard. We found transport was available at a short distance. With all this in mind we probably would choose not to use the hotel again.
ผผู้เข้าพักIt was ok, but not more.
The two most important things for me in any hotel are a comfortable bed and a good shower.
the bed was great but the water pressure in the shower was very poor.
Aside from that, there were other issues that I would not expect from a hotel of this standard, carrying the prices it does.
The TV power button did not work, neither did any of the top buttons on the remote.
Once I turned the TV on at the GPO and then on the actual TV itself, I was unable to use the connected DVD player as the buttons to switch to it on the remote did not work.
Breakfast was quite poor. Basically cereal or scrambled eggs with a few other options such as fruit cups, yoghurt and biscuits.
It served my purpose being close to the convention centre, but I doubt I'd stay there again.
ผผู้เข้าพักNo car park attached to hotel, have to drive to car park yourself or pay $55 for a chauffeur to drive it. Room service menu was fancy stuff from the downstairs restaurant. Nothing simple. Not even room service breakfast available. On the note of the restaurant downstairs this is where the “buffet” breakfast was and I use that term loosely. Shocking variety. Even have to do our own coffees right in a tiny corner of the the room. One coffee at a time while the line gets bigger. We have to get a special order for eggs because the scrambled eggs are just mush. At least the toaster worked. And the space fits maybe 20 which is fine for a B&B but not for a 16 floor hotel. We had to have breakfast at 8 to avoid the crowds waiting at 9 and later. In the room itself (we had a suite), there were light switches EVERYWHERE. And they were all so confusing as you couldn’t see what they said. Then the one in the bathroom you had to walk in and close the door to access it. No fan ventilation for showers. Bath mats being so thin gets immediately soaked after one shower. No face washers. Bench was too low for a bathroom. Hand towels way too low. The size of the bathroom was nice though and the shower pressure was good. TV remote didn’t work properly, could not find all amenities like coffee, tea, fridge even etc. No nice hotel guide folder to help us out. The “desk” was the tv cabinet when there was plenty of space in the lounge area to have a desk. Then we had a balcony with no chairs or table to sit at (can easily have some out there and bolt them down for safety). The temperature stuff don’t even get me started. Uncomfy beds and flat pillows. I ended up sleeping on the lounger as it was more comfortable.
I don’t think I’ll be back anytime soon. Wasn’t horrible but wasn’t great. The staff were nice though which was a nice change
ผผู้เข้าพักIt was a lovely 2-night stay in the Oceanview Twin Room. We were offered an upgrade for just $20 a day to enjoy a balcony, definitely worth it! Loved the location, so close to shops with plenty of food and drink options. The kids and I also had a great time relaxing in the heated pool and spa, even in the cold weather.

ผผู้เข้าพักThis is a great location and i enjoyed my stay albeit a couple of niggles. The shape of the room meant the TV was so far away from the bed. It seemed positioned perfectly to watch TV from the bath, but id rather have a comfortable viewing from the bed. It also meant two of us squeezed on to one side of the b
Bed to be able to see the TV. The mattress was also uncomfortable and clearly needs replacing. It sloped one side and had a big bump in the centre.
Overall a good hotel but I wouldn't stay in that specific room again.
ผผู้ใช้ไม่ระบุชื่อWe stayed at Franklin Apartments twice during our trip to Adelaide. The location is convenient with restaurants on Leigh Street to the north and China Town to the south both easily accessible within a 10 minute walk. It has a Rose Bagels restaurant on the Ground floor accessible from the lobby which is highly regarded and was taken over by new owners during our stay in November 2025. Entrance to the hotel is from Bentham street which has a few on street parking spots which are great if you can get them for free overnight parking. The apartments are spacious with a full kitchen, living/dining areas and laundry facilities. The first apartment we stayed at also had a separate study area which was great for getting some work done.
