"I had a great stay here compared to most hotels where the room is spacious and there's a big window with sunlight coming through and they provide welcome snacks and water for free which is rare these days unless you stay at a 5 star hotel. I was happy with the friendly customer service and allowing to store my luggage before check in and after check out. What could be improved is a sign as soon as the lift was being fixed as I didn't know the lift wasn't working when I was waiting for it on level 3. The room tends to be stuffy when the air con isn't on and brings a stuff smell. Windows need to be opened if it would open. The hotel card is quite fiddly and takes a while to unlock, they need to replace with better cards and door signal. In saying that, I would stay again as it was a good experience overall compared to other hotels I stayed in. It's not far from IGA groceries and bus stops plus there's a shared area to cook your food."

"Staff were helpful and friendly; facilities were clean and fresh. The modern take on the rooms and well styled added to the exceptional value. I really liked the location of this hotel, close to restaurants and walking distance to everything I needed to get to. The menu for food was great, plenty of options and chef did an amazing job with the dishes we selected.
I would absolutely stay here again and have no problem recommending this hotel as a lovely place to stay when in Adelaide."

"We stayed at Franklin Apartments twice during our trip to Adelaide. The location is convenient with restaurants on Leigh Street to the north and China Town to the south both easily accessible within a 10 minute walk. It has a Rose Bagels restaurant on the Ground floor accessible from the lobby which is highly regarded and was taken over by new owners during our stay in November 2025. Entrance to the hotel is from Bentham street which has a few on street parking spots which are great if you can get them for free overnight parking. The apartments are spacious with a full kitchen, living/dining areas and laundry facilities. The first apartment we stayed at also had a separate study area which was great for getting some work done."
"Nice hotel. A little dated but made up for with an exceptional breakfast! Great dinner options, food was excellent. Bed was comfortable, again a little dated and fitted with basic, quality bed coverings.
