"We stayed at Franklin Apartments twice during our trip to Adelaide. The location is convenient with restaurants on Leigh Street to the north and China Town to the south both easily accessible within a 10 minute walk. It has a Rose Bagels restaurant on the Ground floor accessible from the lobby which is highly regarded and was taken over by new owners during our stay in November 2025. Entrance to the hotel is from Bentham street which has a few on street parking spots which are great if you can get them for free overnight parking. The apartments are spacious with a full kitchen, living/dining areas and laundry facilities. The first apartment we stayed at also had a separate study area which was great for getting some work done."
"As I was going to be leaving from the Parklands Train Terminal early in the morning this hotel was perfectly situated for my trip. Although I wasn't at the hotel for very long only about 12hrs overnight it was a good location and the room faced the parking so meant it was quieter as well and didn't get the hot afternoon sun either. I would say though there was no pricelist I could find for the mini-bar, not that I used it was only thinking of grabbing some cold water that was in the fridge. The one thing I wasn't a fan was the spa tub/shower combo. The jets need a serious clean all around them but then even standing in it meant anyone tall as in 6'5” plus may have to bend down. I would think they should rip out the spa tub and put in a nicer rain shower shower stall instead maybe just provide spa tubs in rooms that you can also put a shower stall into.
I'd stay here again mainly for the location as it's also right across the street from the big park area which was fantastic to walk around on a warm evening after dinner at the pub up the street."
"The hotel is generally nice And the staff members are super friendly. Facility-wise, it is a bit out-dated, but you can see this staff is trying the best to keep it clean. They also have an interesting buffet offering for 20 dollars, i haven't tried it out, but i heard it quite nice."

"Fabulous apartment. New, modern, stylish. Welcoming, liveable atmosphere. Fantastic views from the big balcony. Loved the location in quiet, elegant North Adelaide, excellent bus connection."
"No car park attached to hotel, have to drive to car park yourself or pay $55 for a chauffeur to drive it. Room service menu was fancy stuff from the downstairs restaurant. Nothing simple. Not even room service breakfast available. On the note of the restaurant downstairs this is where the “buffet” breakfast was and I use that term loosely. Shocking variety. Even have to do our own coffees right in a tiny corner of the the room. One coffee at a time while the line gets bigger. We have to get a special order for eggs because the scrambled eggs are just mush. At least the toaster worked. And the space fits maybe 20 which is fine for a B&B but not for a 16 floor hotel. We had to have breakfast at 8 to avoid the crowds waiting at 9 and later. In the room itself (we had a suite), there were light switches EVERYWHERE. And they were all so confusing as you couldn’t see what they said. Then the one in the bathroom you had to walk in and close the door to access it. No fan ventilation for showers. Bath mats being so thin gets immediately soaked after one shower. No face washers. Bench was too low for a bathroom. Hand towels way too low. The size of the bathroom was nice though and the shower pressure was good. TV remote didn’t work properly, could not find all amenities like coffee, tea, fridge even etc. No nice hotel guide folder to help us out. The “desk” was the tv cabinet when there was plenty of space in the lounge area to have a desk. Then we had a balcony with no chairs or table to sit at (can easily have some out there and bolt them down for safety). The temperature stuff don’t even get me started. Uncomfy beds and flat pillows. I ended up sleeping on the lounger as it was more comfortable.
I don’t think I’ll be back anytime soon. Wasn’t horrible but wasn’t great. The staff were nice though which was a nice change"
