Location is excelent. Could not be better. Hower, absolutely everything else. Starting with the black mold in showers, air extractor completely blocked with dust, surprised that with the T junction in the stairs and carpet colour choice which prevents depth perception has not caused more broken ankles. Windows not closing or opening. Very bad and unhelpful contact with staff (no one present in hotel). For example, had to open door for other guests as staff not replying, and took quite a while for ourselves to gain access. Claims to be "the family-run Regent House Hotel" but saw absolutely no one there, only contact with them was through a "Ring" doorbell, which was spotty to say the least. The most appalling thing though, the toilet had no sink near it. I fail to understand how a license was given with this complete lack of hygiene. The two options are leave the toilet room without washing, go back to your room and wash hands in basin in your own room, or go the the moldy shower room and wash your hands in the shower. In short, completely unhygienic and surprised that along with the hypothetical broken ankles (mentioned above), there has also not been an outbreak dysentery or diphtheria.

A clean and cheap option! It was definitely walkable to the Royal Mile as well as the Waverley train station. Room six was great! With high ceilings, a fireplace and a piano for atmosphere. Lots of options with the beds as there were five singles that could be pushed together or not depending on your needs. Tea and coffee were also provided. No staff on site but were reachable through email (with data). We were able to leave our bags in the lobby as we arrived well before check in time. Bags were relatively safe as the door from the street required a code to get in. Challenges: Must have data (which we did not) to receive the door code and key box code. The codes are sent the morning of your arrival. We were not able to get them with wifi. The wifi at the hotel was down the day we arrived but was fine when we woke up the next morning. The Radiators were on, and it was a warm July day. We solved the problem by opening the four large (safety latched) windows which cooled the room down immensely.

Rising damp in the closet ruined my daughter’s dress and my hand luggage with gifts stored in there. The sink was cracked and gross, we prayed that the rickety staircase leading up to the room would not collapse. Unsafe, unclean and worst place I have ever stayed. There is no lift, so trying to get suitcases up the stairs were an effort. Could only get one key, even though there were four of us staying in the room. Never again, expected much more for we were paid for - very overpriced. Avoid and try somewhere else.

The trick for this small boutique type hotel is to be prepared 1) to take the stairs (no elevator), 2) no front desk and 3) you won't see any hotel staff under normal circumstances. Check out is also a bit tricky, you leave your key in a cell of a lock box that opens with the proper code. Pay close attention to emails the day of your arrival from the hotel, otherwise you won't be able to enter the building.

Booked was told breakfast included. Day of arrival received email saying no breakfast available: no staff on site. Limited milk supply. Not worth the cost. Building very dated. Had to walk 3 flight stairs with a child. Do not use this B and B as it was when we booked.

Do you want to be able to sleep in your room? Then you might want to consider booking elsewhere. Something was wrong with the toilet in our room where it frequently made a very loud banging-type noise all hours of the night and day. Additionally, the water for the toilet was constantly running, and because of that, it wouldn't flush properly. I am a very heavy sleeper, and the repeated banging kept waking me up again and again. We notified staff about the toilet issues as soon as we got into the room, who emailed management. We got no response. I emailed management about it as well. Again, no response. We called the front desk /service desk about it, which told us that because we were booked over the weekend (Sat night through Mon morning), no one would be able to fix it until after we checked out. The front desk said the only thing we could do was ask for compensation from the website we booked through. We contacted the website we booked through, and even they cannot seem to get ahold of the management to figure out compensation. I have also emailed management again and have gotten no response; however, I have gotten a (presumably automated) message from them asking for a 10/10 review and requesting us to contact them regarding any issues prior to posting a review of anything less. Well, maybe by posting this review, management will finally respond to our many attempts to contact them. Besides the loud banging noise, the dysfunctional toilet, and the lack of any ability to communicate with management, the shower door was broken and someone's soggy luggage tag was on the floor, making us question how clean the room actually was. I'd highly recommend thinking long and hard before booking a room at this hotel.

was there for 3 days did not see the management staff for a minute. The location was good but the stairs were bad for somebody with knee problem. There were plenty of places to eat nearby. A bakery at the corner of the street, anice bar at the corner. A mall across the street and walking distance from station.

Incredible service, great room with a view, wonderfully located in the city centre, close to lots of bars and restaurants, walking distance, clean and friendly. Loved my stay during the Fringe Festival. Brilliant time

Terrible experience. We have not completed our trip at Edinburgh yet but I really need to write this review to express this absolutely ridiculous service we have received during the third night of our ten nights stay here at this hotel. We have six people staying in the basement apartment of the hotel while one of the beds did not have any mattress protector nor linen on it. We arrived at the hotel late at 9pm tonight and were hoping to go to bed immediately but the nightmare had just begun. The staff claimed that the labour has reported that there were more than six people staying in this flat in which out of a sudden, they refuse to make the last bed. That was a serious accusation based on no evidence as well as a gross negligence by the staff. We have to sleep on the dirty mattress for the night since there was no fresh linen available at the entire hotel for me to make up the bed. I'm paying more than 420 ponds per night for this type of service and environment, so please think about booking this ridiculous hotel.
