"We had to get a BnB due to an issue with our power at home and had a very stress filled week dealing with numerous issues with landlords/agents. From the moment Liz called us to confirmed all those stresses disappeared. So warm, friendly, welcoming and understanding. She greeted us at the door and it felt like an old friend welcoming us to their home. Everything was just right, with an air of comfort and relaxation. The location was stunning, with a lovely pub a very short walk away. The room, albeit small, was perfect with a comfortable bed and all the expected amenities. Our room had a separate bathroom, but this was just oppisite and private for us. The shower was fantastic with an impressive pressure. As we booked short notice Liz did not have time to get any additional vegan options, but this was no problem as what was offered was more than suitable. Great breakfast and coffee in the morning. A truly wonderful stay and great find. Thank you so much!"

"My daughter and son surprised my husband and I for our special birthdays to a weekend in this B & B. It was without a doubt the best B & B we have stayed in. They have really thought about their guest, guest with families and those with dogs. The breakfast was outstanding, with everything on offer that you could possibly think off. Our family had organised for our friends to stay, so we had the whole B & B, nothing was too much. We without any doubt will be returning- Big thanks to Pam and Co. X"

"We recently stayed at the Royal Oak in East Levant and had the pleasure of lodging in Flint Cottage. It was ideal for a short break, comfortable, characterful, and perfectly appointed for a peaceful getaway. The food was a standout. Every meal far exceeded the usual expectations of “pub grub”, thoughtfully prepared, beautifully presented, and utterly delicious. You could tell the kitchen team truly takes pride in their craft. The staff were consistently excellent, attentive, and friendly without being overbearing. A special mention goes to Jess, an absolute star. Nothing was ever too much trouble, and her warm approach made a genuine difference to our stay. She even whipped up a perfect true pink gin. Legendary! Big thank you to everyone at the Royal Oak. You made our visit feel special, and we’re already looking forward to coming back. Highly recommended for anyone in need of a relaxing countryside escape. One of the best Butcombe Inns we have seen."

"Our host asked us to please remove our shoes in the hallway. We were happy to oblige, as they provide basic slippers to wear indoors. This policy helps them keep the house spotlessly clean. We had a wonderful room overlooking the garden. Shower was excellent. You can eat as much cereal and toast as you like in addition to a lovely cooked breakfast. The house is well situated for walking into Chichester or to Fishbourne Romsn Palace, but also handy for Portsmouth, Petworth, Arundel, the beautiful Chichester Channel and the coast. The town has plenty of nice restaurants and every village seems to boast a pub which does good food. My only gripe is that the wash basin is rather too small."
